TLH Style Guide

Fewer, better images. Clearer descriptions. Better local context. This guide explains how listings should look and read on The Latest Homes.

TLH is designed to feel more considered than a traditional property portal. The aim is not to upload everything available; it is to present each home with sharp media, clean copy, useful documents and buyer-friendly local context.
Photography

Image Standards

Use fewer, stronger images. Every image should earn its place in the gallery.

  • Recommended: 8-12 excellent images.
  • Maximum: 18 images per listing.
  • Minimum: 5 images for a complete public listing.
  • Hero image should be landscape, sharp and properly exposed.
  • No agency logos, watermarks, screenshots or heavy sales-board branding.
  • No blurred, duplicated, sideways or heavily distorted images.

Images that fall below TLH presentation standards may be rejected or held for review.

Descriptions

Buyer-Friendly Copy

The main description should sell the home, setting and lifestyle. Technical detail should sit in structured fields, floorplans or documents.

Avoid “TV point, double drainer sink unit, radiator, measurements, window to front elevation...” style descriptions.
Prefer A clear, polished summary covering the property, layout, setting, key features, outdoor space, parking and local context.
AI Rewrite

Rewrite For TLH Style

AI can help improve tone, structure and clarity, but it must not invent facts. Agents remain responsible for checking accuracy before publishing.

  • Keep factual claims grounded in the supplied description.
  • Remove clutter and repetitive fixture lists.
  • Separate lifestyle narrative from room-by-room detail.
  • Keep wording premium, concise and readable.
Documents

Floorplans, EPCs & Brochures

Supporting documents should help buyers verify the listing quickly.

  • Floorplans: PDF/JPG/PNG, ideally under 10 MB.
  • EPC: PDF/JPG/PNG, ideally under 5 MB.
  • Brochures: PDF, ideally under 15-20 MB.
  • Video should be added by YouTube, Vimeo, virtual tour or social link rather than file upload.
Before Publishing

Listing Checklist

Hero image selected and visually strong.
Gallery has no blurred, duplicated or logo-heavy images.
Description is concise, accurate and buyer-friendly.
Measurements are not cluttering the main description.
Floorplan, EPC and brochure are named clearly.
Full address, postcode and coordinates are checked.
what3words added where useful.
Preview checked before publishing.
