- Identity (KYC) — passport or photocard driving licence
- Ownership proof — Land Registry official copy / title register
- EPC — mandatory for every listing
- Gas safety (CP12) — if the property has gas
- Electrical (EICR) — where required
- Deposit protection declaration — scheme details
- Consent to rent — if the flat is in a managed block
